DYLAN HARVEY RIP OFF

Warning:

Dylan Harvey will take your money as a deposit, make promises but don't deliver! They refuse to refund on any circumstances . . . . Dont buy from them!!!

I have an investment with them - supposed to be finishing up in Dec 08. They offered a package deal at the start - i.e. pay deposit, their mortgage department will raise loan on my behalf, rents would more than cover the repayments and basically everything would be hunky dory! Now they can only raise mortgage for £65k and so I need to pitch in a further £15k myself. They said they will give me 'double rent' for year 1 - basically covering £7k of the £15k o/s. However, they don't want to legally include the double rent in the contract or side letter - because that would affect how much bank will loan me! Sounded dodgy to me. They gave me a letter but not via my solicitor that they will pay me double. However I still need to pay £8k extra which is ridiculous. I don't have that kind of money!! I got into this thinking I won't have to pay anything except deposit. I seriously doubt they will stick to their double rent promise as they don't want to give me it on completion of property. I would have to chase them next year after they have gotten their money from the bank! They don't even call back right now - how will they when the deal is closed for them and they have what they wanted from the bank?! Let's see how this turns out.

DOnt waste your time phoning them everyday. Just phone them a couple of time, make sure they have refused to refund you. Get the facts from the developer that the project is not yet or not likely to go ahead, then get a solicitor and take them to court. That is what I am doing regarding Clippers Quay and I have written confirmation from ASK that Clipper Quays is going to be reviewed in Jan 09 but they also said to me it is unlikely to get a go ahead due to economic climate, but every time I speak to DH it is all fine and going ahead as planned
